Book is in a protective sleeve with a visible crease/fold in the plastic sleeve itself (not the comic) in the upper right; the cover underneath appears bright and glossy with strong color and sharp corners. Slight whitening is visible at the upper left corner tip and there's minor wear at the top edge near the price box. Spine appears mostly flat with no obvious major stress lines visible through the sleeve, though the sleeve surface makes fine assessment difficult. Interior and back cover were not assessed.

Fantastic Four #185 continues the Nicholas Scratch and Salem witches storyline begun in the preceding issue, sending the team into a supernatural conflict involving Agatha Harkness and her ties to Scratch's coven. Len Wein scripts the issue, with Joe Sinnott inking over George Pérez, whose pencils here represent some of his earliest work on the title before he became a defining Fantastic Four artist in later decades. The issue is a solid mid-run Bronze Age chapter rather than a foundational first appearance, with Scratch and the supporting cast already established in the immediately prior issue.

Market demand centers on Pérez's growing reputation among Bronze Age collectors, who seek out his early Marvel output even on non-key issues, along with steady completist demand from long-run Fantastic Four collectors. The FMV curve is notably flat across mid and lower grades, holding near a consistent price band from Fine through Very Fine-plus, before rising sharply at the top of the census toward Near Mint-Mint. This shape is typical of a well-preserved Bronze Age title with a large surviving population and thin differentiation in raw condition, but a substantial premium reserved for true Near Mint-Mint and above.

This is a book collected primarily as part of a complete Fantastic Four run or a George Pérez career set rather than pursued as a standalone key. Raw copies in low and mid grade trade cheaply and steadily as filler for long-box runs, while CGC 9.8 examples command a significant premium driven by relative scarcity at the top of the census and sustained interest from Pérez completists and registry-set collectors. Grading sensitivity is low until the highest tiers, making this a book where condition census status, rather than raw eye appeal, drives most of the value spread.
